Down Payment Programs for First-Time Buyers in Kanata

There are two government-backed programs that can make saving for your down payment easier:

First Home Savings Account (FHSA) - Government of Canada:

Save up to $8,000 per year, with a lifetime limit of $40,000, in an account that offers tax-deductible contributions. When you use the money to buy your first home, qualifying withdrawals are tax-free and don't require repayment.

Home Buyers' Plan (HBP) - Government of Canada RRSP:

Withdraw up to $60,000 from your RRSP, or as much as $120,000 for eligible couples, to put toward your home purchase. Since you're borrowing from your own retirement savings, you'll repay the amount gradually over 15 years.

Many first-time buyers use both programs together to strengthen their down payment and reduce the amount they need to borrow.

What is the difference between a mortgage agent and a bank?

Traditional banks and credit unions can only suggest mortgages from their own bank. A mortgage agent is not bound that way. As a licensed mortgage agent in Ottawa I shop your mortgage rate and terms from over 35 lenders to find your financing that is customized to your situation.

No matter how many homes you’ve purchased in Kanata, selecting the best mortgage is an important financial decision. If someone does the comparison of lending options for you and walks you through each step, you will have more flexibility than just accepting what one bank offers you.

Most of the time you will not pay anything for my services. When your mortgage closes, the lender pays me for my compensation so you can receive personalized guidance, access to competitive mortgage options, assistance with your application and support through closing costs; all with no additional fees.

The amount of money you have to put down depends on the price of the home. You’ll need 5% for homes under $500K. On a home priced from $500,000 to $999,999, you’ll pay 5% on the first $500,000 and 10% on anything above that. The minimum down payment is 20% for the home at $1 million or more.

If you are still trying to figure out what works within your budget, we’ll work with you to evaluate your finances including property taxes and other recurring costs of homeownership, at our first meeting.

Pre-approval is like your financial green light for home shopping. It shows how much financing you might qualify for, locks in your interest rate for up to 120 days and shows sellers that you’re ready to buy. Most pre-approvals can be completed within 24 to 48 hours. 

If you just want a quick snapshot of your buying power and estimated monthly payments, a pre-qualification is faster and often done in less than a day.

Yes. Every financial situation is unique and there are plenty of buyers with lower credit scores or self-employed income who still qualify for financing. I have access to 35+ lenders in my network, including non-bank and alternative lenders, so there are often mortgage options when a traditional bank says no.

Most lenders require mortgage insurance when your down payment is less than 20% of the price of the home. This is a form of insurance that protects the lender if the mortgage is not paid back and the premium is normally financed into your mortgage. I will tell you the costs up front so that you will have no surprises later.

Yes. Many first-time home buyers combine both savings programs.  An FHSA allows tax-free savings of up to $40,000 for your first home, while the Home Buyers’ Plan lets you access up to $60,000 from your RRSP to help complete your purchase.
