Down Payment Programs for First-Time Buyers in Rockland

Two government programs are available to help increase your down payment:

First Home Savings Account (FHSA) - Government of Canada:

You can contribute up to $8,000 annually, to a lifetime maximum of $40,000, while receiving valuable tax deductions. Eligible withdrawals used to purchase your first home are completely tax-free, and you never have to repay the funds.

Home Buyers' Plan (HBP) - Government of Canada RRSP:

This program lets you withdraw up to $60,000 from your RRSP, or up to $120,000 as a couple, without immediate tax consequences. The amount withdrawn must be repaid to your RRSP over a period of 15 years.

Many home buyers take advantage of both programs at the same time to maximize the funds available for their first home purchase.

What is the difference between a mortgage agent and a bank?

If you go into a bank or credit union, you only see the mortgage products they offer. By working with a mortgage agent, you gain access to a much broader range of financing solutions. I am a licensed mortgage agent in Ottawa and shop 35+ lenders for rates, terms and mortgage products, always putting your best interests first.

Yes. Bad credit or self-employment doesn’t automatically mean you’re out of the running for a mortgage. I work with access to 35+ lenders, many of them alternative lenders, so I can look at all financing options available to borrowers with unique financial situations or non-traditional income.

In general, if you are putting down less than 20% mortgage insurance will be required. This coverage protects the lender, not the borrower, should the mortgage fall into default. The premium is typically added on to your mortgage amount and I’ll help you understand how it affects your overall financing costs.

Yes. Both programs are often used by buyers together. Your FHSA is a tax-free savings account to help you save for your first home, and the Home Buyers’ Plan allows you to withdraw up to $60,000 from your RRSP to help with your down payment.
