Down Payment Programs for First-Time Buyers in Barrhaven

You may qualify for two government programs that can help grow your down payment:

First Home Savings Account (FHSA) - Government of Canada

This account allows you to contribute up to $8,000 each year, up to a lifetime maximum of $40,000, while receiving tax deductions. Qualified withdrawals for your first home are entirely tax-free, and there's no obligation to repay the money.

Home Buyers' Plan (HBP) - Government of Canada RRSP

You can withdraw up to $60,000 from your RRSP, or $120,000 if purchasing with a qualifying partner, without paying tax on the withdrawal. The amount is repaid back into your RRSP over a 15-year repayment schedule.

Many buyers maximize their purchasing power by combining both programs for the same home purchase.

What is the difference between a mortgage agent and a bank?

Banks and credit unions can only offer mortgages from their own organizations. As a licensed mortgage agent in Ottawa, I have access to over 35 lenders and the ability to compare a wide range of mortgage options for you, rather than pushing one lender’s products.

If you are buying a home for the first time or buying again in Barrhaven, the process can be made easier with personalized guidance. I’ll help you explore your options, so you can move forward with confidence knowing you’ve looked beyond the solution of just one lender.

I normally don’t charge for my services at all. Usually, the lender pays me after your mortgage closes. So you get to reap the benefits of mortgage shopping, financing advice, application help and support from start to finish; at no cost to you.

The down payment you need depends on the price of the home. Homes under $500,000 require 5% down payment. If the purchase price is $500,000 to $999,999, you will require 5% on the first $500,000 and 10% on the excess. For homes $1 million and above, the minimum down payment is 20%.

In your first meeting we will go beyond just the purchase price and work out your total housing costs, including property taxes and other ongoing costs, so you know what you can reasonably afford.

Pre-approval puts you in a better position when you’re ready to buy. It verifies your estimated borrowing power, allows you to lock in an interest rate for up to 120 days, and gives sellers more confidence in your offer. Most of the time I can get a pre-approval out in 24-48 hours.

If you’re a buyer who simply wants an estimate before going through the whole process, a pre-qualification can give you a general idea of your monthly payments within 24 hours.

Yes. Having self employed income or credit issues doesn’t automatically disqualify you from buying a home. I have access to 35+ lenders, including alternative financing sources, and can help identify mortgage solutions that fit a wide variety of financial situations.

In general, if you put down less than 20% of the home’s value, you will need to pay for mortgage insurance. This type of insurance is for the benefit of the lender, and is usually paid as part of your mortgage as opposed to a separate upfront payment. I will look at how it impacts your monthly payments before you sign off on your mortgage.

Yes. Many buyers use both to increase their down payment. The FHSA allows tax-free savings for your first home and the Home Buyers’ Plan lets you withdraw up to $60,000 from your RRSP to put towards that same purchase.
