If you're saving for your first home, these two government programs can help increase your down payment:
Contribute to a tax-advantaged savings account (up to $8,000 annually and $40,000 in your lifetime). If you use it for an eligible first home purchase, the withdrawals are tax-free and you don't have to pay them back.
You can withdraw up to $60,000 from your RRSP (or up to $120,000 for couples) towards the purchase of your home and not pay tax on the withdrawal. You'll repay those dollars to your RRSP over the next 15 years.
Many first-time buyers choose to use both programs in combination, which allows them to put more money down on their home purchase.

The amount you’ll need for a down payment is determined by the home’s purchase price. For homes under $500,000, the minimum is 5%. If the home costs between $500,000 and $999,999, you’ll need 5% on the first $500,000 plus 10% on the remaining balance. Homes priced at $1 million or above require at least 20% down.

A mortgage pre-approval officially establishes your home buying budget. It tells you how much you may qualify to borrow, holds your interest rate for as long as 120 days, and helps reassure sellers that you’re a qualified buyer. Most pre-approvals are completed within 24 to 48 hours.
If you just want to get an idea of what your monthly mortgage payments will be, a pre-qualification can usually be completed in less than 24 hours and gives you an idea of what you can expect to pay.
Yes. If you have credit concerns or self-employed income, you can still buy a home. I have access to 35+ lenders including non-bank and alternative financing providers so I can often match buyers with mortgage options that fit their individual circumstances.
If your down payment is less than 20%, mortgage insurance is usually required. The policy protects the lender if the loan defaults, and the premium is usually added to your mortgage balance. I will ensure you understand the impact on your financing before you decide.
Yes. Many first-time buyers combine the two programs to get the most money they can. An FHSA helps you save up to $40,000 tax-free for your first home and the Home Buyers’ Plan lets you withdraw up to $60,000 from your RRSP toward your down payment.
