Down Payment Programs for First-Time Buyers in Kingston

Two valuable government initiatives can help you save more toward your down payment:

First Home Savings Account (FHSA) - Government of Canada:

Contribute up to $8,000 per year, with a lifetime cap of $40,000, while benefiting from tax-deductible contributions. Qualified withdrawals made for your first home purchase are completely tax-free and never need to be repaid.

Home Buyers' Plan (HBP) - Government of Canada RRSP

Withdraw as much as $60,000 from your RRSP, or up to $120,000 for eligible couples, to help finance your home purchase. Because you're using your own retirement savings, the withdrawn amount must be repaid over a 15-year period.

Many home buyers combine both programs to maximize their available down payment and improve their purchasing flexibility.

What is the difference between a mortgage agent and a bank?

Mortgage agents are not restricted to their own mortgage products as are banks and credit unions. Instead, a mortgage agent can shop for financing from a multitude of lenders. As a licensed mortgage agent in Ottawa, I work for you to shop mortgage rates, terms and products from over 35 lenders to find the best solution for your needs.


Whether you are buying your first or next Kingston property, expert guidance through the mortgage process could save you time and money. You will not be limited to the products of one lender but will have the advantage of someone whose only concern is to find the mortgage which is right for you.

There is generally no cost to work with me. In most mortgage transactions the lender pays my commission after the financing is completed so you get rate comparisons, mortgage application help, advice on closing costs, and hand-holding through the whole process at no cost to you.

A down payment varies depending on the home price you are purchasing. If the home is under $500,000, you’ll need at least 5%. If the price is between $ 500,000 and $ 999,999, you pay 5% on the first $ 500,000 and 10% on the remainder. Buyers are required to put down at least 20% on homes that cost $1 million or more.

Pre-approval translates your estimated budget into a shopping tool you can use with confidence. It tells you how much you can borrow, allows you to lock your interest rate for up to 120 days and lets sellers know that you are ready to move forward when you find the right home. Pre-approvals are usually available within 24 to 48 hours.


A pre-qualification is a quicker alternative that can often be completed in under 24 hours if you’re not quite ready to go for a full pre-approval, but want to get an estimate of your monthly mortgage payments.

Yes. Being a low credit score borrower or having non-traditional income doesn’t automatically disqualify you from getting a mortgage. I have access to 35+ lenders including alternative and non-bank lenders which allows me to often find financing solutions for buyers whose situations are not typical for standard lending requirements.

Yes, if your down payment is less than 20% of the purchase price. Mortgage insurance is there to protect the lender in case of default. In most cases, the premium is included directly in your mortgage and not paid separately. Before you go any further I’ll go over the costs and how they fit into your overall mortgage plan.

Yes. Many first-time buyers will often use a combination of the 2 programs. With the FHSA you can save up to $40,000 tax free for your first home and the Home Buyers’ Plan lets you withdraw up to $60,000 from your RRSP to help finance that same purchase.
